Access to low-cost house by optimizing local building materials in Mekelle City, Northern Ethiopia Affordability is measured by disposable income and the cost of a house as a proportion to the total income of a household. In case of the urban poor, the cost of an affordable house should not exceed five times the household gross annual income and the rent should not exceed 30% of the household gross monthly income. Affordability is determined by building material cost because housing cost is associated with materials. International building materials cost is expensive. However, local building materials, at little or no cost, are the best method to afford housing. Findings have shown international material for only direct material unit cost (222.76USD), and local material cost about (67.66USD). Household income plays roles in determining the cost of materials. This study is aimed at accessing low-cost houses by optimizing local building materials. Data collection tools were undertaken 399 sample size to understand the objectives of this study; semi-structured questionnaires, interviews and focus group discussions were administered. Data outputs were formed by MSOffice, AutoCAD, and Google Sketch Up. According to findings, the affordability issue was raised due to an increased cost of international building materials. 169 (52.8125%) respondents with a monthly income of 15.31–22.93USD are cattle breeders, 78 (24.375%) of a monthly income is 22.95–30.58USD are prostitutes, 49 (15.3125%) of monthly income is 30.59–38.22USD are brokers, and 24 (7.5%) of monthly income is > 45.88USD of business activities. It was hard to afford houses with this income.
